In our work on experimental (heavily automated/green) social housing in Derby, we realised that buildings of multiple occupancy (i.e. blocks of flats) should have a mix of unit types, to encourage occupancy of every sort from young singles to families to retired couples. That way a real community forms much more easily. Old folk happily do child minding, young folk help with shopping, etc.
