The duress basically comes from the fact that the claim to private property is always invalid. So hoarding resources you dont intend to use, purely for the purpose of an MCM transaction is exploitation, you happen to have this private property, and your ownership was procured through the contributions of the entire commons so therefore it belongs to the commons not to the last person who happened to finish building it.
Personally I think that even most personal property should be on loan from the commons like a library

As for the grey areas the point of anarchism is not to legislate how society should function but to guarantee freedom from authority to all so that the people can freely decide how they will deal with conflict. I'm sure that even in an anarchist society people would decide to do things I would consider dangerous to anarchy or to peoples fundamental rights
