Do you not agree that some people are better than others at and more well-positioned to allocate capital for investment in projects? Doesn't it make sense to give those people some money so that they can do the thing they're good at and place that money most effectively? And if they do that and do a good job, don't they deserve some compensation for their time?

If I parked my money with such a person because I suspected they were good at this, then isn't it reasonable for me to expect a very small piece of their reward, given that without my injection the whole thing wouldn't have happened?

If someone else has a large project they'd rather build TODAY than save and wait until later (hey, maybe they are an industry expert and know that now is the perfect time), what's wrong with them opting to take a loan that they expect will generate more value for them when they start their project now (because the timing matters and they are uniquely aware of it) than the interest they agree to pay?

Where in that whole picture is the problem?
