I'm getting my water heater inspected today. It's 18 years old, and we have ridiculously hard water, so I think it's pushing it to keep it this long. When do you all replace a water heater? 10, 15, 20 years? Or do you have a tankless system? (Does this make me a "Tankie?") 😁

I'm worried that if I don't do this now, it may fail, and it's not in the garage (or a basement, like many houses). It's smack in the middle of the house, so a leak or failure of any kind could cause a lot of damage. We also lack a water shut-off inside the house. We have to turn it off at the street.
