So a pipe in my apartment sprung a leak. It's very bad - 25% of the water that goes through it comes out.
It's an exposed pipe, and I can live in a fashion that keeps it from leaking. However, the lifestyle this demands is extremely bad - I basically can't have running water in my kitchen.
I am capable of making this repair myself - it's actually not that difficult. However, my lease doesn't permit me to make these repairs myself. So, I called up the maintenance. They did nothing, and they closed the ticket. I can expect no effort to repair this leak.
I'm going to talk to a lawyer to see what my options are - I'm aware that I have to notify them of the problem in writing (again) and give them a reasonable amount of time to repair the problem. That said, they're very likely to fail.
That said, it looks like the standard solutions are "landlord pays cost of repairs," "landlord X months of rent," and "rent is forcibly reduced." However, "lease is terminated" is an option that gets taken in extreme circumstances, and I'm going to see if I can get that done.
