Using "AI" doesn't work because each house is unique and you can't extrapolate sanely. Zoopla and Rightmove and co try to do this and they are regularly more than 25% out.
Secondly you have to have a rigorous algorithmic approach to a validation that can stand a court challenge, otherwise the courts will be busy for another century on this problem.
Like it or not they are going to have to make the RICS surveyors very busy and rich if they want to make this happen.
