yunno, Brent's response to Adam's question about the chart was merely to observe the only way to improve this stat (if it's accurate) is to bring down prices. But i say boomer sellers can't lower prices much because 1. they can't replace it with a downsized space unless they max proceeds and 2. the equity may represent the majority of their "retirement" funds. Also, when home prices decrease? deflation of asset values? HUGE negative effects on tax receipts, wall street, larger econ.
