It does suck. They get out of not being ultra cringe cause the actual amount you pay can only go up 10% per year. Then your blessed with a 10% per year guaranteed increase for the foreseeable future till you meet the appraisal.
It does stink if deed change though, then it does go up full tilt.
They carry a big stick. For now.
