So I would encourage Montrealed's facing attempted renoviction to refuse any cash offer and get a lawyer. You will almost certainly save more money in the long run than most of the cash offers you will get, plus you will keep your cheap apartment on the market and slow down the rent hikes. And if you really do want a cash payout, or if that is the inevitable outcome, then holding out longer with a lawyer advocating for you and scaring the shit out of the landlords will get you more money ultimately.
It takes a lot of time and effort and money to fight a landlord. Ask your friends for help. At this point I think we should all be supporting each other, referring each other to lawyers, raising legal fees, driving people to the TAL hearings, covering work, providing emotional support. For most people it can seem hopeless and overwhelming but a little bit of solidarity will help them get through it and win a fight that it's often possible to win, at least in Montreal with the current legal landscape. It really is possible to frustrated and beat a landlord with just a little bit of work, money, and support! We beat two in a row!
