I'm likely oversimplifying this due to a lack of understanding of what they're trying to convince people they're doing. But it seems to looks like some strange blend between an HOA and a dairy cow herd-share.
The HOA component (their own language) is probably enough to prevent any possibility of success. It really does look like another shekel grift.
