the play is simple and it works because banks have a blind spot:

credit cards don't ask what you're spending the money on

a mortgage lender asks for appraisals, inspections, income verification, DTI ratios. an SBA loan takes 3-6 months and wants collateral. a credit card? swipe and go

the sequence:

month 1-2: apply for 4-6 business credit cards in a specific order designed to maximize approvals and minimize hard inquiry damage. the cards need to be 0% APR for 12-18 months. Chase Ink, Amex Blue Business, Capital One Spark, US Bank Business

total credit obtained: $80,000-$200,000 at 0% interest

month 3: find a distressed property. foreclosures, tax sales, estate sales, wholesale deals. you're looking for properties you can buy for $40k-$80k cash (yes these exist in secondary markets all over the US. not manhattan. think Ohio, Alabama, Mississippi, parts of Texas, the Carolinas)

month 4: buy the property using the credit cards. most sellers at auction or wholesale want wire transfers or cashier's checks, not plastic. so you use the cards to pull cash advances (bad, 3-5% fee) OR you use Plastiq/similar services that let you make payments with credit cards (2.85% fee) OR you liquidate the credit into a business checking account through manufactured spending techniques

total cost of accessing cash: 3-5% of the purchase price. on a $60k property that's $1,800-$3,000. that's your only "cost of capital"

month 5: renovate if needed using the remaining credit. light cosmetic work: paint, flooring, fixtures. $5k-$15k

month 6: rent the property. a $60k house in these markets rents for $800-$1,200/month. let's say $900

month 6-18: use rental income to pay down the cards before the 0% APR expires. $900/mo x 12 months = $10,800. you started with $60k + $10k reno = $70k on the cards. rental income covers $10,800. you need to cover the remaining ~$59,200 before month 18

"that doesn't work. the rental income doesn't cover the balance"

correct. this is where step 2 kicks in:

month 8-10: once the property is renovated and rented, do a cash-out refinance. the property you bought for $60k and put $10k into is now worth $85k-$100k with a tenant in place. a DSCR loan (debt service coverage ratio) doesn't even look at your personal income. it only looks at whether the rent covers the mortgage payment

pull $75k out at 7-8% interest. pay off ALL the credit cards. now you have:

- a rental property generating $900/mo
- a mortgage payment of ~$550/mo (on the $75k DSCR loan at 7.5% over 30 years)
- monthly cash flow: $350/mo pure profit
- $0 of your own money still in the deal
- credit cards paid off and ready to cycle for the next property

repeat every 3-4 months. by month 12 you have 3 properties cash flowing $350/mo each = $1,050/mo. by month 24 you have 6-8 properties. $2,100-$2,800/mo

the mf's doing this at scale have 20-40 units within 2-3 years. all funded through credit card cycling. all refinanced out. all cash flowing

the whole thing works because:

1) 0% APR cards give you 12-18 months of free money
2) DSCR loans don't look at your W-2 income
3) distressed properties in secondary markets are cheap enough to fit on credit cards
4) the spread between purchase price and after-repair value creates instant equity to refinance
